Reliable sources (especially realtors) will tell you the typical home reduction is about 5 percent at start.  If your home is on the market for $300K and you have just taken your first price cut, you may be feeling the pain of losing $15K. Two aspirin and a doctor won't cure that.  Staging your home will make you feel much better and costs a lot less!

Real estate baroness Barbara Corcoran, Founder of Corcoran Group, had the following to say in her contribution on ABC’s Good Morning America,  May 2, 2006:

"When getting ready to sell a home, investing a little money into sprucing it up can result in big dividends in the final price tag. In general, home staging could increase the final sale price by 5 percent to 20 percent."

Home staging also contributes significantly to the potential for increased gains over listing price. In an article in Homeowner’s Choice Magazine the following was reported:

“According to the National Association of Realtors, for every dollar sellers put into staging, the sellers get $4 back. The average increase over the listing price is 6.32%, enough to cover your realtor fees. On a $500,000  house that added value of staging is $32,000!”

Q. Isn’t staging expensive?  I’m not sure I can afford it.

A. Many people are under the false impression that staging is not affordable. The fact is, staging is not only affordable, in today's competitive market you really should ask "Can I afford NOT to invest in staging"?

Staging services vary and are limited to how much you are willing to spend.  By staging with what you have, the cost of "reinventing" your home will naturally be less expensive than other options.

Unless you elect to make costly improvements, or expend for repairs that can't be ignored, the only costs are service related. While accessory and accent purchases may be recommended to help achieve your goal, they are optional.

Ask the Pro columnist, Linda Stern, had the following to report about staging fees in the April 23, 2007 edition of Newsweek:

"The staging fee is the creative service fee. The average is $1,800 in the Midwest, $2,800 on the West Coast, and around $3,800 on the East Coast".  – Newsweek,  Ask the Pro, April 23, 2007
